Unit 2 Prologis Industrial Park, Chessington

The start of 2022 brought us the opportunity to work with the property investors Prologis for the first time, on a refurbishment of the warehouse space at Unit 2, in their Prologis Industrial Park, in Chessington.

The client’s brief was concise – to create a modern, light, and welcoming warehouse space focusing on sustainability and high-quality finishes that would stand out as one of the best industrial units in the local area.

In collaboration with the contract administrator Hollis, we devised a 10-week programme to create a CAT A canvas for the warehouse space and the existing offices, to design and build high-quality WCs and showers, an inviting entrance, and to install EV car charging points while achieving the best EPC rating score. 

Creating the new warehouse space

In the wintertime, there are always challenges while refurbishing a warehouse space, and sometimes these can affect the programme of works. Because of the low temperatures, the roof of the warehouse space was covered in a layer of frost, and sometimes the team had to carry on work inside until the sun melted the ice on the roof to avoid accidents happening.

Once the roof repairs were completed successfully, the team fitted new LED lighting, decorated the warehouse space, installed a new shutter door, and layered epoxy flooring. Concomitant to these the upstairs office space was converted to a CAT A canvas and the WCs and showers were built.

The focus – high-quality finishes 

The client’s brief for the WCs and showers was to make these warehouse spaces stand out through the quality materials and the high-end finishes. While fitting the new toilets the client asked us to be imaginative and to create a one-piece backlit mirror to fit in the four cubicles. We accepted the challenge and created a bespoke finish mirror with LED backlights to fit in the space.

We also achieved a high-end finish in the entrance by installing a bespoke modern stainless-steel handrail with an LED halo pendant light fitted above, with oak fire-rated doors to complete this project’s look. The care we took and the attention to detail in our finishes impressed the client, who said that he would like to work with us again on other projects.

Compared to other warehouses in the area, this unit’s finishes are spot-on, standing out through many quality finishes, from the new kitchen and WCs to the office spaces, the warehouse space itself, and a better yield.
