Units B2 & D2 Crawley, RH11
Our refurbishment works at Units B2 and D2 in Old Brighton Road, Lowfield Heath, Crawley focused on increasing the internal square footage of the warehouses, creating modern and efficient office spaces, showers and washrooms. To achieve our client’s expectations for the spaces, we worked with the Contract Administrator Hollis and devised a 14-week programme to deliver these refurbishment works.

The refurbishment works
There we some early challenges to overcome on the project as there was a large-scale asbestos removal and cleaning exercise that had to be undertaken ahead of the refurbishment works following the commissioning of a refurbishment and demolition asbestos survey by the client.
To minimise the impact on the programme we liaised closely with client representatives and specialist contractors to agree on the best methodology to ensure that the refurbishment works were carried out as quickly and cost-effectively as possible in line with current legislation. Due to the location of unit D2 in relation to the runway at Gatwick Airport the roofing package had to be carefully coordinated to ensure the safety of everyone involved.
Re-modelling the units
The remodel of the units started with the full strip-out back to shell, this included the previous tenant’s fit-out including mezzanine offices, M&E systems, ceilings and flooring. Our team created modern and spacious washrooms on both the ground and first floors, and upgraded the office accommodation with new M&E throughout including new LED lighting, fire alarm, small power, heat recovery air conditioning and ventilation systems. To complete the look new suspended ceilings and floor finishes were installed and a a full redecoration package undertaken.
In the warehouses, the refurbishment works were focused on the installation of new LED lighting and controls to improve the energy efficiency, full redecoration and replacement of the steel concertina doors with new electrically operated sectional overhead doors. The external package targeted elements that give long term value to the units – we installed new rooflights throughout, replaced damaged roof sheets and applied a fully warrantied gutter system.
New aluminium doors and windows were installed greatly improving the thermal properties of the unit as well as providing a more modern look and feel. The external cladding was fully redecorated to both units with a 10-year guarantee provided on completion.
