Winnersh Triangle is a business centre in Reading where we’ve delivered a Cat A project for one of our long-term clients – JLL. Their brief was to create a modern space ready to accommodate any type of business. Returning to Reading – where we’ve delivered a variety of different refurbishment projects, including Forbury Court – our team, who were already familiar with the premises, made sure this project was delivered on time and with a real focus on the finishes throughout.

To return the unit to its original base specifications we started with the strip-out of the soft finishes – ceilings, carpets, and any redundant lighting or power supplies. As this unit was outdated, we also had to clean the gutters, curtain walling and hard-standing, in addition to the internal areas.

Externally we replaced the old service door, making one of the fire exits accessible again. Most refurbishment projects require works on the M&E system, however on this project we were able to retain the existing system layout – we simply adjusted it to connect with the AC system. The other works consisted of the installation of new lighting and mezzanine floors and the addition of small power for the purposes of cleaning throughout. The reconfiguration of the existing fire alarm system completed the M&E works.

The remaining ground floor works consisted of adding a new metal grid ceiling and a raised access floor – over which we laid a mix of new carpets and vinyl. The boiler and electrical supplies were rehoused in fire-rated cupboards. And to make this space fully functional our team fitted a new kitchen and refurbished the toilet, including an accessibility WC, which now includes an emergency alarm and grab rails.

 

We also reconditioned the toilets on the first floor where we installed sanitaryware, hardware and an IPS system. Finally, the ground floor, first floor and mezzanine areas all benefited from decoration making these spaces look and feel more modern for the prospective tenants.
