In collaboration with Minifie Architects, we were appointed to deliver an office refurbishment targeting a BREEAM ‘very good’ rated project. The work focused primarily on the refurbishment of two floors and the reception area in addition to the creation of a roof terrace. With a challenging brief to achieve a rating of BREEAM ‘very good’, we worked together to make sure we delivered both parts of the project on time and within budget.

The interior space of the reception has been transformed through a Cat A refurbishment, giving it a modern design, decorated with bright furniture colors and bibliophile elements.

The refurbishment works

As the main contractor, we worked closely with the client and the architects and M&E consultants as well as our team of subcontractors for the refurbishment of the spaces which were scheduled on two phases. Internally, once the different spaces were stripped back, we worked on a refined CAT A refurbishment of the interior space. This included the reception area, both stairwells and the creation of a shower block.

We exposed the original features of the walls and ceiling and installed an exposed M&E system. Combined with bespoke joinery and a mesh ceiling these elements added to the industrial look and feel.

Our M&E subcontractors installed a new access control system and LED lighting designed to enhance the natural light in the open-plan layout. The walls were decorated using pastel colours, combined with distinctive signage and LED lights. Even the car park benefited from the new décor.

The interior was designed to promote well-being in the workspace. Stylish new showers were fitted so anyone cycling to the building or exercising in their lunch break can freshen up. The creation of the roof terrace with decking, lighting and bespoke balustrading gives everyone in the building the opportunity to benefit from time spent outdoors.

The second part of the project was dedicated to external works. Our clients were keen to retain the original features of the exterior and at the same time create a statement building for the area. So we redecorated the external brick walls with black paint and designed and installed new steel entrance doors, windows and a bespoke mesh panelling to the car park gates.

The result was a contemporary workspace and a great example of collaborative working at its best. We have delivered another stunning Cat A refurbishment on 70 South Lambeth Road
