Our long-term client Dorrington instructed us to transform through a CAT A office refurbishment the 2nd floor at 70 South Lambeth Road into a modern office environment for prospective occupiers. After a full strip-out of the existing fixtures, fittings the office refurbishment focused on creating the CAT A canvas.

CAT A office refurbishment features
After the strip-out this CAT A office refurbishment continued with sandblasting works to reveal concrete core walls and supporting concrete beams, creating a contemporary industrial look. We also exposed steel I-beams, painting them black to connect the overall design.
Use of matt black suspended lighting together with the black beams against a white backdrop complements the neutral look of this space, giving it a sleek and crisp finish. The newly installed oak raised access flooring gives natural warmth and the herringbone design adds texture and interest.
The installation of the new air conditioning system was interesting because we installed industrial style fabricated steel cabinets over floor mounted units instead of taking a more traditional high-level approach. This maintained the ceilings uncluttered, enhancing the architectural curvature – reflected in the abundance of floor to ceiling windows, which allow natural light to flood in – and creating a space with the perfect mix of work and wellbeing for the next tenants.
The CAT A office refurbishment enhanced this space with the addition of a shower room where resin floor and wall finishes have been used to extend the contemporary feel paired with matt black fittings on crisp white sanitary ware.
A design-led reception area has been created with access-controlled entry directly from the lift, use of floor to ceiling glazing allows natural light in from the stairwell, feature suspended lighting adds effortless style allowing this top floor suite to feel considered and beautifully finished. In the past we have worked on similar CAT A office refurbishments such as Diamond House, in the buzzing jewellery quarter of Hatton Garden.
This CAT A office refurbishment required careful planning to ensure that people working in the building weren’t affected by the works.
