68 South Lambeth Road
This project took us back to South Lambeth Road – this time to number 68 – where the third floor needed significant work to create an attractive space for the area’s office rental market.
Our long-term client, who we worked with to deliver projects in Gough Square and The Coalface, wanted a similar look and feel to space we created for them at 70 South Lambeth Road – the building next door to this one.

During the project, our client found a tenant who wanted to occupy the third floor of both numbers 68 and 70, so we removed the adjoining wall between the spaces to create a striking open-plan floor that spans the two buildings.”Open
To achieve this, we undertook a complete refurbishment using our team of strip-out specialists and experienced M&E engineers. Prefabricated wall mounted steel cabinets were chosen to house the AC units instead of the often-used M&E technique of installing a ceiling-mounted system. And the raised floor we installed made this space ready for any prospective tenant to simply “plug and play”.
In addition to these more standard Cat A works, we laid a stunning herringbone design timber floor that gives the space a unique charm. We also enhanced many original features of the building – we sandblasted the previously plastered walls to expose the concrete and sprayed the exposed steel beams black to create the industrial look and feel our client wanted. Stylish WCs and tea point facilities incorporating high-end products such as black matt taps and accessories were installed, also added to the overall industrial effect.

Externally, we installed two gantries to facilitate safe working on the roof plant areas and extended the AC provision.
