This CAT A+ office project right in the heart of Holborn was delivered for our clients at Stewart Watson.
Situated on the 4th floor, this office space underwent a comprehensive refurbishment to regain its appeal in the competitive Holborn market, all within a construction period of 14 weeks.

The new space: The project involved a comprehensive strip-out, which encompassed the removal of fixtures and fittings, as well as all existing furniture, suspended ceilings, floor finishes, and mechanical and electrical installations – bringing the floor back almost to a shell and core state.
It was important to retain and refurbish the existing air conditioning system together with the fire alarm devices, so our team took extra care while removing all the unwanted elements.
The team then added new floor boxes, replaced the distribution boards with brand-new units and carried out a fresh lighting installation. The data provision in the building was also reconfigured and refurbished to suit the new floor plan.
The new floor layout now consists of a large open-plan workspace, two meeting rooms and a spacious tea point area. To breathe new life into the open space, we incorporated a Knauf Armstrong suspended ceiling and new carpet tiles. In the tea point area we installed a herringbone style luxury vinyl tile floor for practicality and a stylish look and feel. We also fitted modern cabinetry, enhancing the functionality of the space and introduced two smart crittal glazed partitions to foster a collaborative working environment.

For this CAT A+ office project the brief was straightforward – to refurbish the space to the latest standards, and the Open team did a fantastic job; the fusion of modern elements and efficient functionality has not only enlivened the office but has also created an environment for collaborative work.
Once works were underway the site was audited by the external health and safety auditor and the site scored AA on each occasion demonstrating our team’s focus on putting health and safety first.
