8 Queen Anne Street, W1G

We were instructed by Spring Building Consultancy to undertake this office CAT A project at 8 Queen Anne Street – a listed building dating back to 1915 and located in the heart of Marylebone.

Our brief focused on the refurbishment of the first and second floors, along with the reception and communal areas. We worked closely with the client and their architects to plan a comprehensive programme that included the creation of new floor layouts and high-end bespoke joinery elements, all designed to made these spaces work harder and smarter.

The office CAT A works

The original floor layouts didn’t allow much natural light to penetrate the space, which was important for future occupiers to benefit from, so we stripped-out some areas and created a new layout to make these spaces lighter and brighter. 

This creative approach resulted in two floors becoming the perfect blank canvas for the high-end joinery elements to take shape, and it was rewarding to see such creativity in progress. On each of the two floors, we installed two tea points and one bespoke breakfast bar – all created on-site by our craftsmanship team. The overall design features solid oak worktops and glass partitions to make coffee time more enjoyable for the occupiers with recessed AC covers bringing fresh air into these spaces in a subtle way that doesn’t compete with the finishes.

Working in a Grade II listed building our skilled team took considerable care of the original features during the strip-out works, as these had to be retained. The exception to this was the original doors that needed to comply with health and safety fire regulations, we replaced all the doors with bespoke ones designed to replicate the originals and be compliant with today’s standards. A detail that stands out and complements the finish of the new doors are the brass knobs which marry with the sumptuous carpet tiles and the oak style flooring we also installed.

Our care and attention to detail enabled our clients to preserve this building’s heritage and at the same time give each space a luxurious look and feel. Not only that, we also ensured sustainability was factored in; for example all the flooring tiles were sourced from a responsible manufacturer that uses recycled fishing nets to create the carpet, and the LED lights that we’ve installed also contribute to making these spaces more environmental friendly.

Moving on to the communal areas, we refurbished the WCs and built a new shower to create more wellbeing facilities within the workplace. Within the reception space, our joinery team created a bespoke desk with an intriguing wall that conceals hidden letterboxes. The desk itself was complemented by a white quartz worktop and wooden panelling creating a stylish and eye catching feature as you arrive in the space.

These high-end finishes make the reception space inviting for visitors and occupiers alike, and as a result of our efforts, the in-situ occupier on the first floor now has a modern fresh working environment. And with the works completed on the second floor, a similarly great space to work is now available to prospective occupiers.

Working in close collaboration with the clients and their architects, this office CAT A project was completed in 17 weeks, and we know we’ve delivered an office CAT A project which met their expectations as they’ve rewarded us with some fantastic feedback on their LinkedIn page.
